What you agreed, in writing

In Playa del Carmen many rentals are closed on a handshake, and later nobody remembers the deposit or the commission the same way. These documents are free, written for Quintana Roo and take a few minutes to fill in.

  1. Residential lease

How it works

  1. Answer a few questions

    A guided form, without lawyer-speak. Where the law leaves a choice, we explain the options without deciding for you. No account needed to start.

  2. Watch the document take shape

    It builds beside the form, in Spanish and, if you like, with its English or French translation. Print it or save it as a PDF at any time.

  3. Sign remotely or on paper

    With your account, you send each party a personal signing link. You get a record with dates, times and the fingerprint of the text. You can also print it and sign by hand.

What kind of signature this is

  • It is a simple electronic signature with an audit trail: each party opens their personal link, reads the document, types their full name and expressly accepts. We record the date, time, IP address, browser and the SHA-256 fingerprint of the text, which is frozen from the moment it is sent.
  • In general terms, Mexican commercial and civil law recognizes electronic signatures between parties who consent to use them, and a judge weighs their strength according to the reliability of the method.
  • It is not an advanced electronic signature (such as the SAT's e.firma) and does not include a NOM-151 conservation certificate issued by a certification service provider.
  • If you need that level of proof, the next step is integration with a certified provider; in the meantime you can print the document and sign it on paper as well.

Frequently asked questions

Are they really free?

Yes. Filling in, downloading, printing and signing these documents costs nothing.

Do they work outside Playa del Carmen?

They are drafted under Quintana Roo law, so they work the same in Tulum, Cancún, Puerto Morelos or Cozumel. For another Mexican state they should be adapted: lease rules differ from state to state.

What language is the contract in?

The binding text is Spanish. You can view and print a courtesy translation in English or French next to it; the document itself says that Spanish prevails in case of differences.

Do I need a lawyer?

For an ordinary rental these templates cover the essentials. If the situation is significant or unusual (a term of several years, a property held in a bank trust, a very high rent, commercial premises), have a lawyer or notary review it.

Can I change the document after sending it for signature?

Yes, but the sent document is voided and must be sent again, so nobody signs a text different from the one they read.
